Can my Property Taxes increase if I lose my appeal?

NO, this is a common misconception for many Illinois homeowners. If you appeal your property taxes and the county analyst does not agree with the evidence provided, the assessed valuation and taxes for your property will remain the same.

What are Exemptions
and how do they work?

Property tax exemptions reduce your bill, for example the Homeowner Exemption saves Illinois homeowners about $1,000 annually. Missed exemptions? Swift Appeals can file a certificate of error to recover your savings.

Market Value vs. Assessed Value?

Your assessed value is 10% of market value. Market value reflects your property’s worth and appeal seeks assessed value reduction, not market value change.

How long does the
appeal process take?

After submitting appeal evidence and the 30 -day deadline, expect results in about 60 days, although timelines may vary based on the number of appeals received by the Assessors Office.

What are property “Comps” or Comparables?

Appeal property taxes regardless of occupancy —primary, 2nd home, or rental. If you pay taxes, you can appeal, exercising your right to challenge tax assessments.

How much do your
appeal services cost?

We offer a flat fee of $250 for appeal filing services based off of our research. Payments can be made via Zelle, credit, or debit card, upon client's request for filing.

If I want to sell my home will lowering my Property Taxes change my Market Value?

Lowering your property taxes doesn’t change your home's market value, but it can make your property more attractive to buyers, potentially increasing its appeal in the real estate market. Market value is determined by factors like location, condition, and demand in the real estate market, not your local assessor.

What are my options if my property taxes are not decreased?

If the county denies your appeal it is referred to as a “No Change” ruling. Swift Appeals will keep you up to date and inform you when you may appeal again. We will also look into other options for savings in such as Exemptions and Certificates of Error.

What are Certificates of Error
and how do they work?

Filing allows your Assessor to change a property's assessed value for a prior year. Illinois law provides this procedure as a way to correct a tax bill after the assessment for that tax year is finalized. You will receive a refund from the your Treasurer's Office in 6 to 8 weeks.

When will I see the savings from appealing my Property Taxes?

Your savings will be reflected in your future Property Tax bill. Property tax bills are paid retroactively in two installments. The 1st installment, due March 1st, covers 55% of the prior year’s bill. The 2nd, billed by August 1st, reflects any appeal reductions.

We charge a flat fee of $150 for filing services based on our research. For missed exemptions, Swift Appeals charges $150 per year. Some exemptions can save homeowners over $1,000 annually.
