1. Can my property taxes increase if I lose my appeal? No. This is a common misconception. If your appeal is denied, your assessed value and tax bill will stay the same — they cannot increase due to an appeal.

2. What are my options if my property taxes aren't reduced? If your appeal results in a “No Change,” Swift Appeals will notify you and track the next eligible appeal window. We’ll also explore savings through exemptions and Certificates of Error (if applicable).

3. What are exemptions? How do they work? Exemptions reduce your property tax bill based on your residency, age, income, or status. For example, the Homeowner Exemption can save Illinois residents up to $1,000 annually. Missed one? We may be able to recover it.

4. What is a Certificate of Error? In Cook County, a Certificate of Error is used to correct a missed exemption from a previous year. If approved, a refund is issued by the Treasurer’s Office — often within 6 to 8 weeks. You can claim up to 3 years retroactively.

5. What’s the difference between Market Value and Assessed Value? Your market value reflects what your home would sell for. Your assessed value (used to calculate taxes) is 10% of that. We appeal your assessed value — not the market price.

6. When will I see savings from a successful appeal? Savings appear on your second installment bill of the following year. Property tax bills are retroactive: 1st Installment (due March): 55% of last year’s bill 2nd Installment (billed by August): Includes appeal reductions

7. How long does the appeal process take? Once your appeal is submitted, results are usually posted 60 to 90 days after the close of the appeal session. Timelines may vary based on county volume.

11. Can I appeal my rental or second home? Yes. As long as you’re the property owner and pay taxes, you can appeal — whether it’s a primary residence, rental, or second home.

12. Why should I review my property taxes every year? Tax shifts happen. When commercial properties win big appeals, the burden often shifts to nearby homeowners. Annual reviews help protect you from unfair hikes.

13. How much does your appeal service cost? We charge a flat $250 per appeal. No hidden fees. Payment is due only if we move forward with your filing.

14. How much do you charge for exemptions and Certificates of Error? Exemption and Certificate of Error filings are $125 per year. Some exemptions save over $1,000 annually, and missed savings can be recovered for up to 3 years.

15. Will lowering my property taxes affect my home's market value? No. Property taxes don’t determine market value — but lower taxes can make your home more attractive to buyers.
